OUR MISSION IS TO DEVELOP LOCAL HOUSING, FOSTER COMMUNITY PARTNERSHIPS AND PROVIDE RESOURCES FOR COMMUNITY PARTNERSHIP AND OUTREACH.

THE TRESTLE CREEK PROJECT WAS TEMPORARILY TAKEN OVER IN 2023 FROM ANOTHER NOT-FOR-PROFIT ENTITY. THE PROJECT PROVIDES AFFORDABLE HOUSING TO LOW INCOME RESIDENTS IN THE COMMUNITY. IT PARTICIPATES IN HUDS HOME PROGRAM FOR RENTAL HOUSING AND THUS SOME OF THE UNITS ON THE PROPERTY ARE SET ASIDE FOR HOUSEHOLDS AT OR BELOW 60% OF THE AMI AND RENTS ARE CAPPED AT THE LOCAL FMR AND IN MANY CASES ARE MUCH LOWER. THE PROJECT WAS MANAGED BY BONNER COMMUNITY HOUSING AGENCY IN 2023. THIS INCLUDED COLLECTING RENT, DEALING WITH ALL TENANT ISSUES, AND MAINTENANCE AND UPKEEP OF THE PROPERTIES. A STATE AUDIT WAS ALSO REQUIRED IN 2023 AND BCHA COLLECTED AND FILED ALL THE NECESSARY DOCUMENTS FOR THE AUDIT. APPROXIMATELY 25 PEOPLE (11 TENANTS) LIVED IN THE 4 SINGLE FAMILY UNITS AND THE MULTI-FAMILY HOME WITH 4 APARTMENTS. ALL THE UNITS WERE FILLED DURING THE YEAR.
BONNER COMMUNITY HOUSING AGENCY OFFERS CLASSES THROUGH FINALLY HOME AND IDAHO HOUSING AND FINANCE ASSOCIATION TO FIRST TIME HOME BUYERS. THE HOME BUYER EDUCATION CLASSES ARE PROVIDED BY IHFA THROUGH IDAHO PARTNERS FOR HOMEBUYER EDUATION. THE HOME BUYER CLASSES ARE DESIGNED TO HELP INDIVIDUALS UNDERSTAND THE HOME BUYING PROCESS FROM START TO FINSH. THE CLASSES ARE TAUGHT STATE-WIDE TO HUNDREDS OF PEOPLE EACH YEAR. COMPLETION OF THE CLASSES CAN FURTHER AIDE THE HOME OWNERSHIP DREAM THROUGH VARIOUS INCENTIVES.ALONG WITH THE CLASSES, ASSISTANCE IS GIVEN TO POTENTIAL HOME BUYERS IN PACKAGING LOANS. THIS INVOLVES HELPING THE INDIVIDUALS GATHER ALL OF THE DATA NEEDED FOR THE LOAN APPLICATION. ALL THE DOCUMENTS REQUIRED BY THE LENDER, INCLUDING ALL BANK STATEMENTS, CREDIT CARD STATEMENTS, CREDIT REPORTS, FINANCIAL HISTORY AND MUCH MORE ARE GATHERED AND COMPILED INTO THE CORRECT USDA FORMAT TO OFFER A BETTER RESULT IN THE SUBMISSION OF THE LOAN. THIS IS A
A NEW PROJECT WAS STARTED WITH THE CULVER CROSSING DEVELOPMENT. THIS PROJECT IS DESIGNED TO PROVIDE WORKFORCE HOUSING FOR LOCAL WORKERS. THE MANAGEMENT OF THIS PROGRAM INVOLVES WORKING WITH THE PLANNERS AND BUILDERS, SECURING FUNDING, LOOKING TOWARD THE COMPLETION OF THE FIRST 6 UNITS AND MAKING PLANS FOR THE NEXT PHASE. THE FIRST PHASE IS EXPECTED TO BE COMPLETED IN 2024 AND THE RENTAL, MAINTENANCE AND UPKEEP OF THESE UNITS WILL BE MANAGED BY THE BONNER COMMUNITY HOUSING AGENCY. THE AGENCY CONTINUES TO LOOK FOR MORE FINANCING OPPORTUNITIES TO CONTINUE THE GOAL OF PROVIDING AFFORDABLE HOUSING TO ALL MEMBERS OF THE COMMUNITY. COMPLICATED AND TEDIOUS PROCESS THAT MANY FIRST TIME HOME BUYERS DO NOT FULLY UNDERSTAND.
