SEEKING TO PUT GOD'S LOVE INTO ACTION, HABITAT FOR HUMANITY BRINGS PEOPLE TOGETHER TO BUILD HOMES, COMMUNITIES AND HOPE TO REALIZE OUR VISION OF A WORLD WHERE EVERYONE HAS A DECENT PLACE TO LIVE. BLUE RIDGE HABITAT FOR HUMANITY ADHERES TO A STRICT NON-PROSELYTIZING POLICY AND WILL NOT BASE AN OFFER OF ASSISTANCE ON THE EXPRESSED OR IMPLIED CONDITION THAT PEOPLE ADHERE TO OR CONVERT TO A PARTICULAR FAITH OR LISTEN AND RESPOND TO MESSAGING DESIGNED TO INDUCE CONVERSION TO A PARTICULAR FAITH.

HOME CONSTRUCTION/HOMEOWNER PROGRAM: BLUE RIDGE HABITAT FOR HUMANITY (BRHFH) BUILDS SAFE, DECENT, DURABLE, AND AFFORDABLE HOMES FOR QUALIFIED HOMEBUYERS WHO EARN BETWEEN 30% - 60% OF THE ANNUAL AREA MEDIAN INCOME AS DEFINED BY HUD. OUR HOME CONSTRUCTION PROGRAM ALLOWS FOR FAMILIES TO IMPROVE THEIR LIVING CONDITIONS, INVEST IN THE COMMUNITY, AND PROVIDE FOR FUTURE GROWTH. SINCE 1987, BRHFH HAS SERVED 81 HOMEBUYERS THROUGH THE HOME CONSTRUCTION PROGRAM. BETWEEN JULY 1, 2020 AND JUNE 30, 2021, BRHFH SOLD NEWLY CONSTRUCTED HOMES TO 2 QUALIFIED FAMILIES. AS OF THE END OF THE FISCAL YEAR, BRHFH WAS FINISHING CONSTRUCTION OF 2 HOMES IN MT. JACKSON, VA AND 1 HOME IN WINCHESTER, VA. ALSO, DESIGN AND PREDEVELOPMENT STAGES HAD LAUNCHED FOR 1 HOME IN STRASBURG, VA AND FOR A 5-HOME MINI-SUBDIVISION IN WINCHESTER'S NORTH END. QUALIFIED HOMEBUYERS MUST SUCCESSFULLY COMPLETE A COMPREHENSIVE FINANCIAL EDUCATION PROGRAM AND INVEST IN AT LEAST 250 SWEAT EQUITY HOURS BACK INTO THE PROGRAM AS AN EXAMPLE OF THEIR WILLINGNESS TO PARTNER WITH BRHFH AS CONSTRUCTION OCCURS ON THEIR HOMES.


HOME REPAIR PROGRAM: BRHFH'S HOME REPAIR PROGRAM SEEKS TO PROVIDE CRITICAL HOME REPAIRS TO LOCAL HOMEOWNERS WHO DO NOT HAVE THE RESOURCES TO MAKE REPAIRS THEMSELVES. OFTEN, REPAIRS ARE USED TO MODIFY A HOME FOR AN ADAPTIVE USE PER CHANGES IN THE HOMEOWNER'S SITUATION. EXAMPLES OF THIS INCLUDE ADDING RAMPS, WALK-IN SHOWERS, ENLARGING DOORWAYS AND OTHER ACCESSIBILITY NEEDS. TYPICAL RECIPIENTS OF HOME REPAIRS INCLUDE VETERANS, SENIOR CITIZENS, RESIDENTS WHO HAVE PHYSICALLY LIMITED ABILITIES, AND THOSE WHO SIMPLY CANNOT AFFORD TO MAINTAIN THEIR HOME. OTHER HOMEOWNER PROJECTS CONSIST OF INTERIOR/EXTERIOR REPAIRS INTENDED TO ALLEVIATE CRITICAL HEALTH AND/OR SAFETY ISSUES. DURING FISCAL YEAR 2021, BRHFH SERVED 19 LOCAL HOMEOWNERS THROUGH ITS HOME REPAIR PROGRAM.


WINCHESTER RESTORE: WINCHESTER RESTORE IS A HOME GOODS STORE SUPPORTED BY LOCAL DONATIONS THAT ARE SOLD TO THE PUBLIC AT REDUCED PRICES. BY SELLING GENTLY USED ITEMS, BRHFH'S WINCHESTER RESTORE REDUCES LANDFILL BURDEN, PROVIDES EMPLOYMENT OPPORTUNITIES, AND ENCOURAGES VOLUNTEERISM THROUGH ITS STOREFRONT OPERATION. DURING THE FISCAL YEAR, THE WINCHESTER RESTORE KEPT 400,000 LBS. OF WASTE OUT OF THE LANDFILL, EMPLOYED 5 INDIVIDUALS, HOSTED OVER 75 VOLUNTEERS, AND PROVIDED AFFORDABLE HOME GOODS TO OVER 21,000 SHOPPERS. FUNDS GENERATED THROUGH THE SALE OF DONATED ITEMS WORK IN TANDEM WITH OTHER REVENUE GENERATING PROGRAMS TO SUPPORT BLUE RIDGE HABITAT FOR HUMANITY'S AFFORDABLE HOUSING MISSION WORK.


OTHER PROGRAM SERVICES: BRHFH RECOGNIZES THAT BRINGING TOGETHER A DIVERSE CROSS-SECTION OF REVENUE GENERATING PROGRAMS SUSTAINS MISSION CAPACITY. BY FOCUSING ON AFFORDABLE HOUSING OPPORTUNITIES, BRHFH HAS INVESTED IN THE FOLLOWING PROGRAMS: THE ORGANIZATION HOLDS AND SERVICES A MORTGAGE PORTFOLIO OF 48 ACTIVE MORTGAGES. THESE NON-INTEREST MORTGAGES BELONG TO HOMEOWNERS WHO HAVE PARTICIPATED IN OUR HOMEOWNER PROGRAM. MORTGAGE HOLDERS SUCH AS THESE HAVE TAKEN PART IN HABITAT'S COMPREHENSIVE FINANCIAL EDUCATION CURRICULUM BEFORE PURCHASING THEIR HOME. EACH MORTGAGE HOLDER ALSO INVESTED UP TO 250 HOURS OF SWEAT EQUITY INTO THE HABITAT FOR HUMANITY HOMEOWNERSHIP PROGRAM BEFORE FULLY QUALIFYING TO PURCHASE THEIR HOME. THE ORGANIZATION ALSO CURRENTLY OWNS 8 RENTAL UNITS THAT PROVIDE BELOW MARKET RATES TO QUALIFIED TENANTS. BRHFH INVESTED IN THESE UNITS TO HELP PRESERVE AFFORDABLE RENTALS WITHIN TARGETED NEIGHBORHOODS/COMMUNITIES.
